Off-plan vs ready: what's better for rental yield in 2026?

Marco R.3 weeks ago · Milan, Italy

I have a budget of around AED 1.5M and I'm looking for my first investment in Dubai. Most agents push off-plan because of the payment plans, but I'd like rental income as soon as possible.

For those who already own: did you go with off-plan or ready, and what yields are you actually getting after service charges?

For me ready won on yield — I bought a 1 BR in JVC, tenant in within three weeks, around 7.5% gross. Off-plan only makes sense if you can wait and don't need the income right away.

Good question. In short: ready units give income from day one, off-plan gives a lower entry price and capital growth by handover. Gross yields today are roughly 6–8% for apartments in JVC, Business Bay and Dubai Marina, and 4–5% for villas. Happy to share a comparison for your budget — just book a call.

Don't forget service charges and the vacancy months — net yield is usually 1.5–2 points lower than the gross figure agents quote.
